Want to invest, but are not able to get a bank mortgage? Counts Properties can help you secure financing through private money lenders. Our lending affiliates will lend to you based on the strength of the investment opportunity, not your debt to income ratio.
If you have the cash for a down-payment and closing costs, you can get the loan, even if a bank denies your application.

You secure the financing, we split the costs, and both have an equal share in the cash flow as well as the equity of the property. The property will be in both our names, either by a jointly owned LLC, a Deed to us both, or if neither of those work for the deal, we can write up the terms in a contract on the back end.
The amount of ownership will be determined by the percentage of costs contributed per owner. Counts Properties LLC will be a 51% owner of the company/investment when it comes to decision making, but you and I will be 50/50 partners in all costs and profits.
I secure the financing, we split all the costs, and you get an equal share in the cash flow, but do not own any equity. You will not be an owner, but you can access a payout in proportion to your contribution based on its percentage of the total costs of the investment.
Fix & Flips or Rentals
You can invest in either investment scenario. With Fix & Flips, you need more cash to get an exciting payout because the up front costs are higher, but the payouts come faster and are larger. With long term rentals, you avoid the major remodeling costs, and get regular payments over a duration of time. This means more money over the life of the investment, but in smaller regular increments.
Buying a Rental
It is hard to find a “Turn Key” rental property in Western Pa. Any such properties on the market seem undesirable to investors because the purchase price for the cash flow is insufficient. When you run the numbers, you find that all your money gets tied up in equity and the cash flow is so low for the cost that it just doesn’t make sense.
